Urban Renewal Project, Ren-Ai / Jiang-Kuo Thoroughfare
The project faces a most precious 100m tree lined boulevard, is an urban renewal project on one of the most sought after locations for the city. Nearby a number of exclusive high priced residential developments, the design aims at a 26 story above grade & 5 below level grade SRC building. Total floor area amounts to 25,758 m2.
The design objectives:
- To create a solution catered exclusively to its site conditions including site feature, code restrictions, building orientation and urban context.
- To effectively take advantage of the perspecta of the site, and to create best living conditions.
- While maximizing property volume, to also create best cityscape with friendly honoring of urban fabric.
- Custom design the multiple needs of unit types to suit the different demands of more moderate existing residents, & the future luxurious buyers.
Special conditions of the site such as a quiet alley in back, a high school across, originalarcade space for pedestrian, and the height of adjacent buildings are all taken into consideration in design. The constraints are actually helping the design solution in creating different urban spaces and roof terraces/ gardens.
The lower floors are mainly smaller units to reflect the needs of existing residents. A common floor at level 11 serves as gym, roof garden, library etc. for all residents, & the higher levels are larger units which developer would sell to the more high-end buyers. Special “mega frame” structural design concept is employed to create two direction
earthquake resistance, and naturally allows an intermediate level for water tank. Through careful design the net to gross ratio of the building is actually more advantageous due to the restrictions of the site/ code/ special conditions of the environment.
